How our design process works

  • Step 1
    Pre-Design
    Information is gathered before the design work starts. This includes information about the site (legal titles), drainage plans, town planning requirements and any existing building plans that may be available. We may also need to have your site surveyed on your behalf, to accurately define contours and boundaries and fully understand the site. Thorough work by us here will minimise your risk for the subsequent design stages.
  • Step 2
    Concept Design
    Concept design starts with a good understanding of your budget and individual requirements.The concept design is the initial drawn solution to your brief and typically includes plans and sketches sufficient for you to review whether this is achieving your goals. We might provide alternative options at this stage if there are several approaches that meets your brief. Some rigour at this stage is important to ensure that the right scheme is taken through into subsequent stages and investigated in more detail.
  • Step 3
    Developed Design
    Once a concept has been agreed with you, further design work helps us to better define the quality pitch of the project. Consideration of materials to be used and the configuration of joinery will give you a good understanding of what the project will look like and how well the spaces will work for you. During this stage, if required, we can get accurate feedback on project costs through a quantity surveyor. The project is now described in drawings to a sufficient accuracy that if required we can apply for planning permission . Getting planning permission and construction budget confirmed at this stage avoids significant changes (additional cost) to you in the detailed design stage.
  • Step 4
    Detailed Design
    Once we have your approval on budget and design we can progress with the detailed design. Comprehensive detailed drawings and specifications will ensure that your project construction is well described; for the local council to issue the Building Consent, for the builder to be able to accurately price the work, and for you to have confidence that we have described the full scope of the project.
  • Step 5
    Procurement & Building Consent
    We will typically lodge documentation for Building Consent on your behalf and where required attend on any queries the council may raise during this process. This is typically a 4-5 week process. During this time we can organise for competitive prices (tender) from suitable building contractors. We will help advise on the best Building Contract to suit your project. Combined with our administration of the contract, these documents will help to clarify contractor / owner responsibilities in the build. The tender process will take your particular needs into consideration when choosing a contractor. Once pricing is received, we will provide a tender analysis of the tenders which allow comparison of the various subtrades and tender conditions provided, we then assist you in making your selection of Builder.
  • Step 6
    Site Observation and Contract Administration
    We can observe the quality of construction, as well as point out any potential issues that may arise. During the construction, there are invariably changes to the contract scope. These may arise from requested changes by you or from issues uncovered during the build. We help you to manage these changes. We will manage any claims from the builder for scope changes and ensure that these are costed and approved by you. Builders monthly progress payments will be reviewed bu us and then approved by you prior to a progress claim being considered.
  • Step 7
    Completion
    When the builder advises that the project is practically complete (some minor details may remain) we will assess the construction and provide a detailed list of remaining work. We will collect all trade warranties from the builder and follow up on the Code Compliance Certificate to be issued by the Council. At this point in the project, we will also help administer final payments to contractors and if required advise progress on remedial works
